Our Process


What to Expect

Our quick 7 step overview of how finding and acquiring a deal will go

 
  1. Find a property that meets our investors goals

  2. Team makes an offer and negotiates purchase price and terms

  3. Offer is accepted; business plan and property is shared with our investors

  4. Team performs more detailed due diligence on property. This includes but is not limited to: reviewing utility bills and bank statements, on ground research of property and market, and inspections of entire property.

  5. Team renegotiates offer based on findings(if applicable)

  6. Legal docs will be created by attorney. They will be signed by our team as well as our Investors. Mortgage will also be approved with a signature by the loan guarantor.

  7. THE DEAL IS CLOSED!!!


Roles/Responsibilities- Gp vs LP

Gp- or general partnership, also sometimes referred to as the sponsor of the deal, are the active and managing partners of the asset.

LP- or limited partner, are partners who bring capital to the deal, but are passive in that they don’t have an responsibilities in running and operating the asset/business plan. Most all investors will be limited partners

General Partner(GP) (Enlightened Ventures)

  • Find and review investment opportunities

  • Perform market research on investment areas

  • Underwrite deals and decide which to offer on

  • Place offers and negotiate these offers

  • Coordinate with professional property inspectors

  • Find and secure best financing option for the property

  • Coordinate with attorney to form LLC and partnership agreements

  • Travel to subject property to do due diligence and further market research

  • Hire and oversee property management company

  • Perform additional asset management duties such as:

    • Conversing with lender

    • Create, oversee, and execute business plan

    • Ongoing Investor communications

 

Limited Partner(LP) (You as an Investor)

  • Provide equity for project

  • Have/help with mortgage approval

  • Receive monthly/quarterly distributions

  • Receive profits at sale or refinance
